Southview Senior Communities wants to build a 148-unit senior living building at 4232 Blackhawk Road. The company's request will go before the Eagan Advisory Planning Commission this week.
A Mendota Heights-based company has plans to build a four-story, 148-unit senior living complex along Blackhawk Road in Eagan, according to planning documents submitted to the city. Southview Senior Communities, which owns senior living complexes in Inver Grove Heights, West St. Paul, Lilydale and other area communities, is requesting a Comprehensive Guide Plan amendment for a 10-acre site located at 4232 Blackhawk Road. If approved, the amendment would change the land use designation for the site from medium density residential to high density residential. On Tuesday, Olson asked the Eagan Advisory Planning Commission to recommend approval of a conditional use permit that would allow Wagging Tails to care for as many as 125 dogs at one time. The business' current permit only allows 95 animals on site. The commission unanimously agreed, and the conditional use permit is expected to pass to the Eagan City Council for final approval on Dec. 4. Last Tuesday, the Eagan City Council voted unanimously to eliminate the city's "50 Percent Rule"—a city ordinance that required restaurants to make at least 50 percent of their gross revenues from food sales to hold an on-sale liquor license. If food receipts fall below that margin, the business could risk losing its license. The rule, Zafft said, threatened the future of Cedarvale Lanes. Roughly 56 percent of the business' receipts were from liquor sales last year, according to city documents. A developer plans to build a classic car storage facility and clubhouse on a site along Hwy. 3 in Eagan.
Local classic car enthusiasts may soon have a new place to store their vehicles. Last week, the Eagan City Council was expected to vote whether to approve the rezoning and final platting of a six-acre site off Hwy. 3 in eastern Eagan. The move will allow Manley Development to build a clubhouse and 76 storage units—which can be purchased like condominiums and used to store vintage automobiles. In the end, the council voted to continue the motion until its April 17 meeting. According to plans submitted to Eagan city officials, two of the 24x48-foot garage units would be dedicated to development of a clubhouse where members of the Eagan Car Club may potentially purchase accessory products and service for their vehicles. I agree, provided the current landowners are not being "asked" to sell, and that they are willing to sell to the developers. I would also expect that placement at the home is open first to Eagan applicants, who either lived in Eagan for some period prior to admittance, or whose child or child-in-law have lived in Eagan 10+ years.
